Ellesmere Children's Centre Tender
The Children’s Centre building was constructed between 1850 – 1890. The two areas of focus are roof structural repairs and aluminium window renovation & replacements. Ellesmere Children’s Centre repair & refurbishment contract is for various elements of identified internal works including ceiling joists, boarding and skimming repairs and the like, kitchen and toilet refurbishment & upgrades to woodwork. This falls under the heading Works 1 - Repair of Ceiling, Upgrades to Kitchen & WC's, Front Door Replacement. The replacement windows are brought to tender under Works 2 - Aluminium Replacement Windows.

Structural Ceiling Repairs
A recent ceiling collapse in two of the first-floor rooms has highlighted that previous renovation work did not sufficiently repair the ceiling and further reinforcement through the replacement of the ceiling joists is required.
The findings of a Structural Technical Statement by construction management and engineering consultancy, Mott McDonald. exposed obvious defects and failures associated with the ceiling construction; in room 1 two ceiling joists have failed severely, with large horizontal-diagonal splits visible in the flanks of the joists. The two failed joists are connected by a timber trimmer beam which renders the single joist in between the two failed joists discontinuous. This may have contributed to overloading of the two failed joists. In a similar position in an adjacent room (Room 2) there is an obvious sizeable bulge in the ceiling, indicating that the ceiling in this room may be at risk of suffering a similar failure.
Additional Tasks
- Re-plastering to entrance hallway and replacement of external door,
- Plastering and decorating a kitchenette,
- Replacing two small toilets, decorating and making good.

Aluminium Window Renovation / Replacement
The contract for Works 2 involves the replacement of large cast iron windows, which feature in the front classroom, kitchen (classroom) and landing with powder coated double glazed aluminium framed windows. Double glazing has been stipulated to significantly reduce energy usage and eliminate the requirement for annual maintenance.
